The traditional way to build is to hire a designer, get plans, then shop those plans to contractors — and discover in the bids that the design costs more than you planned, or needs changes the designer isn't around to make. Design-build closes that gap. The people drawing the plans are the people building them, so the budget and the drawings agree from the start.

What in-house drafting gets you

A budget that matches the drawings. We draft with construction cost in view, so you're not designing something that gets value-engineered later.

Faster permits. Plans are prepared for the county submittal from the beginning, so there's less back-and-forth before work can start.

One accountable party. If something needs to change mid-build, the drafting and the construction are the same team. No finger-pointing between a designer and a contractor.

For many residential projects, in-house drafting is sufficient for permit. Where the county requires stamped engineering — structural, for example — we coordinate it as part of the job.
Yes. If you already have drawings, we build from them; if they need changes to permit or to fit the budget, we handle that too.
Yes — CSLB Class B General Building license #1097982, bonded, with workers' compensation in force, and a BBB A+ rating. You can verify the license on the CSLB website before we ever start.
